Everything we hand an owners corporation, body corporate or community corporation when they ask how this works. Free to download, no email required.

Most people become a strata or community title owner without ever being handed an explanation of what that means. You get a contract, a levy notice, and a set of obligations nobody walks you through, and then a decision to make about who manages the corporation, usually with no way to compare one manager against another.

These are the documents we give a corporation that asks. They are free, they need no email address, and they are yours to circulate to your committee or your neighbours. Our services, fees and guarantee come first and apply wherever we manage; the two ownership guides at the end go deeper into South Australian law.

Jurisdiction, clearly marked. Strata and community title are governed state by state, and South Australia’s two Acts, the Strata Titles Act 1988 and the Community Titles Act 1996, differ from the equivalents interstate in ways that change the answer, not just the wording. Each document below is badged: the ones marked South Australia are written to those two Acts and will mislead you in another state, while the rest describe us, our plans, our fees and our guarantee, and apply Australia-wide.

The fees, in full

Essentials

$195 per unit, per year, ex GST

Your group runs its own meetings and arranges its own maintenance; we handle the accounting, secretarial and insurance work behind it. A 34% discount on Full Service, and no meeting fees: you run your own meetings with an AGM kit from us.

Full Service

$295 per unit, per year, ex GST

We handle everything: accounting, secretarial, meetings, insurance and maintenance. Meeting fees are priced on application, depending on your needs.

  • Additional services beyond your plan are quoted before we start, to suit what you need. There is no hourly rate.
  • An overdue account notice is $20, and referral to debt recovery is $45. Both are billed to the owner who has not paid, not to the corporation.
  • Producing and lodging the corporation’s tax return, if it needs one, is $295.
  • There are no photocopying, postage or bank charges, no hidden commissions, no exit fees and no lock-in contract. No agreement runs longer than two years.

Which applies to your place?

There is a separate booklet for each, and they answer the same questions differently. This tells us which one to put in the envelope. Not sure is a fine answer, and we'll send both.
