Guides for South Australian owners and committees

Everything we hand a body corporate when they ask how this works. Free to download, no email required.

Most people become a strata or community title owner without ever being handed an explanation of what that means. You get a contract, a levy notice, and a set of obligations nobody walks you through, and then a decision to make about who manages the corporation, usually with no way to compare one manager against another.

These are the documents we give a body corporate that asks. They are free, they need no email address, and they are yours to circulate to your committee or your neighbours. The first two explain ownership itself and are worth reading whether or not you ever speak to us.

South Australian law throughout. Strata and community title are governed state by state, and South Australia’s two Acts, the Strata Titles Act 1988 and the Community Titles Act 1996, differ from the equivalents interstate in ways that change the answer, not just the wording. If your building is in another state, these will mislead you.

Or have the set posted to you

Printed and bound, free, and easier to hand around a committee than a folder of PDFs. We need an address to post it to. Nothing above on this page asks for anything, and that doesn't change.

Which applies to your place?

There is a separate booklet for each, and they answer the same questions differently. This tells us which one to put in the envelope. Not sure is a fine answer, and we'll send both.

We'll use your address to send the guides and nothing else. No newsletter unless you ask for one.

Something here not answering your question? The Help Centre covers more ground, and you can talk to a person any time.
